Building Design
There are 4 main steps to completing a project –
- Initial consultation
- Design Development
- Plans for Approvals
- Working Drawings
Each project is unique, and this means the steps can vary, however this is a handy guide.
INITIAL CONSULTATION
The initial consultation is a free 1 hour discussion to review the brief, visit the site where possible, and discuss any issues that may be present from first observations. After the consultation I prepare a quote for the works. Fees are prepared on a case by case basis, and can be influenced by elements such as site complexities, multiple levels/ split levels, Approval requirements.
DESIGN DEVELOPMENT
Often a site Analysis is required, to establish the site limitations. You may be required to engage a surveyor, provide existing plans or site information. In many cases a Geotechnical report will be required for a Soil Classification.
Initial sketch plans are prepared, typically with multiple options to get the ideas flowing. This process may require a few drafts to nail down the preferred layout. The design is taken into 3D with the use of ArchiCAD and perspective options are generated of the proposed building form.
PLANS FOR APPROVALS & WORKING DRAWINGS
Once the design is set, discussions should commence with a builder to ensure the proposed works will be within budget and on schedule.
The documentation can be prepared as required for the approvals process. Each state and territory is different in their development rules and regulations and how they approve plans so it is important to stay up to date with the requirements. This may mean a Development Application is required, or if possible, it can be assessed as a complying development and go straight to the Certifier/ Council.
An Energy Assessment will be required in the ACT, to be engaged by an external consultant. Projects in NSW require a Basix Certificate and can be prepared by Almargi Design.
Plans for Development Applications are submitted by Almargi Design to the Council / ACT Planning & Environment. Once approved, the Construction Certificate / Building Approval can be submitted with the Structural Engineering and any additional plans required.
WORKING DRAWINGS
Additional working drawings are occasionally required which include Electrical & Lighting Plans, Basic Internal fit-out plans (detailed interior plans to be completed in Interior Design Phase), Plumbing & Drainage plans, Setout Plans, Basic Landscape Plans (Detailed landscape plans to be completed by a Landscape Designer)
